Bulk Property Records Terms of Service
Effective Date: October 14, 2026
Last Updated: October 14, 2026
These Terms of Service (“Terms”) are an agreement between you and Trendtubes LLC, doing business as Bulk Property Records (“Bulk Property Records,” “we,” “us,” or “our”). They cover the Bulk Property Records website, accounts, searches, data downloads and any purchase you make from us (together, the “Service”).
Please read them carefully. They limit how you may use the data, limit our liability, and require most disputes to be resolved by individual arbitration rather than in court or as part of a class action.
Acceptance of These Terms
By creating an account, making a purchase, downloading data or otherwise using the Service, you agree to these Terms and to our Privacy Policy. If you use the Service for a company, you confirm that you can bind that company and “you” includes it. If you do not agree, do not use the Service.
Eligibility and Business Use
The Service is for business and professional use only. You must be at least 18, able to enter a binding contract, located in the United States, and not barred from using the Service under U.S. law. You agree to give accurate account and billing information and keep it current. We may decline or stop serving anyone, subject to applicable law.
The Service
Bulk Property Records sells nationwide U.S. property records as bulk CSV exports. Anyone can search a state, county, city or ZIP code to see how many records match, or look up an address to see basic property facts. A free account unlocks the full record for properties you look up and includes a one-time allowance of 250 records to export.
Paid plans are flat-rate subscriptions. Each plan comes with a daily export allowance (a number of records you can export per day), shown on the pricing page and at checkout. Every exported record includes all of the fields we offer; nothing is billed per field or per record. We may change the fields, filters and features available, and will not reduce a paid plan’s daily allowance during a billing period you have already paid for.
Your Account
Some features, including full property details and all downloads, need a free account. You sign in with a link sent to your email address. You are responsible for keeping access to that email secure and for everything done through your account. Accounts are for one person and may not be shared. Tell us right away at sales@acquired-data.com if you think someone else has used your account.
License to Use the Data
Subject to these Terms and to paying for what you order, we grant you a limited, non-exclusive, non-transferable license to use the data you receive from the Service for your own internal business purposes, such as direct mail and other lawful marketing, investment and acquisitions research, valuation, and market analysis. Your employees and contractors may use it on your behalf, and you are responsible for their compliance with these Terms.
We and our data suppliers keep all rights not expressly granted to you.
Prohibited Uses
You may not, and may not help anyone else:
- Resell, sublicense, publish, share or otherwise distribute the data, in whole or in substantial part, or use it to build a database, list or product for anyone else, unless we agree in a signed writing;
- Use the data to compete with us or our data suppliers;
- Scrape, crawl or use bots or other automated means to access the Service, or get around download limits, rate limits, security features or paywalls;
- Use the Service for any purpose covered by the Fair Credit Reporting Act (see below);
- Contact people in violation of telemarketing, text-message, email or do-not-call laws, or of a request not to be contacted;
- Use the data to harass, stalk, threaten or harm anyone, or to discriminate in violation of fair housing, fair lending or other anti-discrimination laws;
- Use the data for any unlawful, deceptive or fraudulent purpose; or
- Copy, reverse engineer or interfere with the website or its systems.
No Fair Credit Reporting Act Use
Bulk Property Records is not a consumer reporting agency, and the data is not a “consumer report” under the Fair Credit Reporting Act (FCRA). You may not use it, in whole or in part, as a factor in deciding a person’s eligibility for credit, insurance, employment, housing or tenancy, a government benefit or license, or for any other purpose covered by the FCRA or similar state laws. That includes tenant, employment, credit and insurance screening and background checks.
Marketing and Outreach Compliance
You are solely responsible for making sure every letter, call, text and email you send using the data is lawful. That includes the Telephone Consumer Protection Act, the Telemarketing Sales Rule, national and state do-not-call rules, CAN-SPAM, state telemarketing and solicitation laws, and any consent, opt-out and recordkeeping requirements that apply to you. A name, address or other contact detail in our data does not mean the person has agreed to be contacted. We do not provide legal advice on these rules.
Data Sources and Accuracy
Our property data is compiled from county assessor, recorder and other public records and licensed to us by a national data supplier. It is refreshed about once a month. Public records can be incomplete, late or wrong, and values such as estimated equity are modeled estimates. We do not verify individual records, and we do not guarantee that any record is accurate, complete or current, or that it will produce any result. Check anything important, such as ownership or liens, against the official record before you rely on it.
Prices and Payment
Prices are the ones shown on the order or checkout page when you buy, in U.S. dollars. We may change prices for future purchases at any time. Payments are processed by Stripe, Inc.; we do not receive or store your full card number. By paying, you authorize us and Stripe to charge your payment method for the amounts shown, plus any applicable taxes. Charges appear on your statement under a descriptor that identifies Bulk Property Records.
If you think a charge is wrong, contact us at sales@acquired-data.com first; most billing problems can be fixed quickly. If you file a chargeback for a charge that was valid, we may suspend your account until it is resolved.
Subscriptions, Cancellation and Refunds
Billing and renewal. Plans are billed in advance, monthly or yearly depending on the plan you choose, and renew automatically at the end of each period until you cancel. We charge the payment method on file at each renewal.
Daily allowance. Your allowance resets each day. Unused records do not roll over to the next day or the next billing period. The free 250-record allowance is given once per person and does not renew.
Changing plans. If you move to a different plan, the new price and allowance apply as shown at checkout.
Cancelling. You can cancel at any time from your account or by emailing sales@acquired-data.com before your next renewal date. Cancellation takes effect at the end of the period you have paid for, and you keep your allowance until then. Not using the Service does not cancel it. Records you exported while subscribed remain licensed to you under these Terms after you cancel.
Refunds. Subscription fees are non-refundable, and we do not give refunds or credits for partial periods or unused allowance, except where the law requires. If a technical problem on our side stops an export from being delivered as described, tell us within seven days and we will re-run the export or restore the records to your allowance.
Price changes. We will email you before a price change applies to your plan. The new price takes effect at your next renewal after the notice; you can cancel before then if you do not want to continue.
Intellectual Property
The website, its software, design, text and the compiled data are owned by us or our licensors and are protected by intellectual property laws. Apart from the data license above, these Terms give you no rights in them. If you send us feedback or suggestions, we may use them without any obligation to you.
Third-Party Services
The Service relies on third parties such as our payment processor, hosting and data suppliers, and may link to other websites, including Acquired Data. We are not responsible for third-party websites or services, which have their own terms.
Disclaimer of Warranties
THE SERVICE AND ALL DATA ARE PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE FULLEST EXTENT ALLOWED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT AND ACCURACY. WE DO NOT PROMISE THAT THE SERVICE WILL BE UNINTERRUPTED OR ERROR-FREE. Nothing on the Service is legal, tax, investment or real estate advice.
Limitation of Liability
TO THE FULLEST EXTENT ALLOWED BY LAW, BULK PROPERTY RECORDS, ITS OWNERS, EMPLOYEES, CONTRACTORS, DATA SUPPLIERS AND SERVICE PROVIDERS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, REVENUE, DATA OR BUSINESS OPPORTUNITIES, EVEN IF WE WERE TOLD THEY WERE POSSIBLE. OUR TOTAL LIABILITY FOR ANY CLAIM RELATING TO THE SERVICE OR THESE TERMS WILL NOT EXCEED THE AMOUNT YOU PAID US FOR THE SERVICE GIVING RISE TO THE CLAIM IN THE THREE MONTHS BEFORE THE EVENT THAT CAUSED IT. Some laws do not allow these limits, so they apply only as far as the law permits.
Indemnification
You will defend, indemnify and hold harmless Bulk Property Records and its owners, employees, contractors, data suppliers and service providers from any claims, fines, losses and costs (including reasonable attorneys’ fees) arising from your use of the Service or the data, your marketing or other communications, your violation of these Terms, or your violation of any law or anyone else’s rights.
Suspension and Termination
You may stop using the Service at any time. We may suspend or close your account, without refund, if you break these Terms, misuse the data, fail to pay, or create legal or security risk for us or others. If your account is closed for a breach, your license to the data ends and you must delete the data you downloaded. Sections that by their nature should continue (including use restrictions, payment obligations, disclaimers, limits of liability, indemnification and dispute resolution) survive termination.
Dispute Resolution and Arbitration
Talk to us first. Before starting a claim, send a written description of the dispute and the relief you want to sales@acquired-data.com and to Trendtubes LLC, 8034 252nd Street, Bellerose, NY 11426. Both sides will try in good faith to resolve it for at least 30 days.
Binding arbitration. If it is not resolved, any dispute arising out of or relating to these Terms or the Service will be settled by final, binding arbitration before one arbitrator, administered by the American Arbitration Association under its Commercial Arbitration Rules. The Federal Arbitration Act governs this section. Arbitration will take place remotely or in Philadelphia County, Pennsylvania. Either side may instead bring an individual claim in small-claims court, or ask a court for an injunction to stop unauthorized access, resale or misuse of data or intellectual property.
No class actions; no jury. Claims may be brought only individually, not as a plaintiff or class member in any class, consolidated or representative proceeding. If this class waiver is found unenforceable for a claim, that claim will go to court instead of arbitration. For any claim that goes to court, both sides waive a jury trial to the extent the law allows.
Time limit. To the extent the law allows, any claim must be brought within one year after it arises.
Governing Law
These Terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to its conflict-of-law rules. Any claim not subject to arbitration must be brought in the state or federal courts for Philadelphia County, Pennsylvania, and both sides consent to their jurisdiction.
Changes to These Terms
We may update these Terms from time to time. We will post the new version here with a new “Last Updated” date and, for material changes, tell account holders by email or on the site. Changes apply from the date posted; continuing to use the Service after that means you accept them. Changes do not apply to disputes we already know about.
General
These Terms, the Privacy Policy and anything shown to you at checkout are the entire agreement between you and us about the Service. You agree to receive notices from us electronically. You may not assign these Terms without our consent; we may assign them in a merger, acquisition or sale of assets. If any part is unenforceable, the rest stays in effect. Not enforcing a provision is not a waiver. We are not liable for delays caused by events beyond our reasonable control. Nothing here creates a partnership, agency or employment relationship.
